Plan Reader: a first reading of building plans, in minutes

Plan Reader is an AI system by Zooz-tech that reads building permit drawings, licensing plans and working drawings, finds what needs checking, and shows exactly where it is on the drawing. The system does the first reading, and the decision stays with the professional.

Plan Reader: numbered findings on a sheet of a sanitary layout plan, next to the list of findings and the case summary
Why we built it

One sheet, many parts, and the checker has to cross-check them all

A building or licensing case is often one long sheet that combines a site plan, floor plans, sections, elevations, area tables, stamps and handwritten additions, and sometimes several versions of the same plan. It is long, tiring work, and that is exactly where things get missed.

The table against the plan

Does the area in the area table match what appears on the plan?

The section against the floor

Does what appears in the section also appear on the floor plan?

What was added, and when

What was added by hand, under which stamp, and in which version of the plan?

What Plan Reader is

The system does this reading up front

Plan Reader is an AI system for reading building and licensing plans. It breaks the sheet into its parts, reads each part, cross-checks them, and hands the checker an organized list of findings: each finding with a reference to its exact place on the drawing and what to check.

1

Breaks down the sheet

Site plan, floors, sections, elevations, tables and stamps, each part on its own.

2

Reads each part

Text, tables and handwriting in Hebrew, from the drawing itself.

3

Cross-checks the parts

The table against the plan, the section against the floor, and the additions against the versions.

4

Delivers a list of findings

Each finding in its place on the drawing, with an explanation and what to check.

A real example

85 findings on a single sheet

A real analysis of a sanitary layout plan for a business license: 85 findings on a single sheet, each one in its place on the drawing.

Plan Reader in action: findings on the drawing, a full-resolution crop, tools and a report.
What the system does

Every finding in its place on the drawing

No searching: you see right away what it is about and in which part of the plan.

Plan Reader: hovering over the finding on fencing and separation of the toddler pool lights up its exact place on the site plan
Findings that light up on the drawing. Every finding appears in the list and on the drawing itself. Hover over a finding, and its area lights up on the sheet.
Plan Reader: an open finding with a crop from the original drawing and guidance on what to check
Full resolution. Click a finding to open a sharp crop of the original drawing, with an explanation, what to check, and which part of the sheet it is in. Each finding is also marked by its basis: the plan itself, a cross-check between parts, or general professional knowledge that needs verification.
Plan Reader: the sheet structure, the application details, and a free question about the plan with an answer based on the data
The whole case on one screen. The sheet structure, the key data and the application details: address, block and parcel, areas, uses and approvals. Ask free questions about the plan and get an answer that points to the relevant part.
Plan Reader: the checker's markups on the drawing and comments saved in the case
Checker markups and comments. Pin, pencil, rectangle, circle or arrow, in different colors, with a comment on each markup. Markups and comments are saved in the case and also appear in the report.
Tools that save hours

From findings straight to the work: a letter, a comparison, a report

The tools work on the existing analysis, and the results are saved with the case.

The Plan Reader toolbox: version comparison, a comments and requirements letter, a timeline, areas and quantities, an accessibility check and site condition
The toolbox. Comparison between versions of a plan (what changed and which comments were addressed), a comments and requirements letter in Word with a crop for each requirement, a case timeline built from the stamps and additions, an area and quantity table from the dimensions, a check of site condition against the approved plan, and an accessibility check.
Plan Reader: a 3D model with an accessibility check, narrow openings marked in red and a turning circle in green
The plan in 3D, with an accessibility check. From a floor plan, the system builds a schematic 3D model with walls, openings and sanitary fixtures that you can rotate or "walk" through. The accessibility check marks openings narrower than 80 cm and shows a 150 cm turning circle next to the toilets.
Pages from a Plan Reader report: summary and data, findings with crops, and the checker's comments
A full report in one click. The summary, the key data, the sheet structure, every finding with its crop from the drawing, and the checker's markups and comments. Ready to print or save as a PDF.
Plan Reader on a phone: a new case, adding a file, and the findings on the plan
In the field too. From the phone, take a photo on site or of a plan, the image goes into the case and is read, and the findings are available right away. Cases are saved in the cloud and open from any computer and any phone.
Adapted to your organization's rules

Every organization checks by its own procedures

Rules library

A library of rules and focus guidelines, based on your organization's procedures.

Rules assistant

A free-form conversation that searches official sources, suggests rules, and flags duplicates and contradictions before anything changes.

Internal procedures

Attach an internal procedure, and the assistant compares it with the existing library.

A source for every rule

Every finding based on a rule points to its source.

Who it is for

For everyone who checks building plans

Local authorities and planning committees

A first reading of building permit applications and business licensing plans, and a requirements letter.

Developers and construction companies

Checking plans before submission, comparing versions and tracking comments.

Architects and engineers

Quality control of plans before they leave the office.

Licensing and accessibility consultants

Quickly finding gaps between the parts of a plan, and an initial accessibility check.

How it is built

Claude models, Document Intelligence, and your organization's Azure

Claude (Anthropic)Azure AI Document IntelligenceMicrosoft Azure

Reading, cross-checking and analysis

Claude models by Anthropic read the parts of the sheet, cross-check them and analyze them.

Text, tables and handwriting

Azure AI Document Intelligence recognizes text, tables and handwriting in Hebrew.

In your own environment

In a client project, the system is installed in the organization's own Azure environment, and the files and analyses stay with the organization.

A first reading, not a decision

Plan Reader does not replace the checker

It does the first reading quickly and consistently, and points to what is worth checking. Quantities and dimensions are for verification, and the 3D model is schematic. The decision always stays with the professional.
